We provide end-to-end sales support — from valuation and listing to negotiation and legal completion. Our sales team markets your property across our website, third-party portals, and our established buyer network to maximise exposure and achieve the best possible price.
Our team conducts a comprehensive property assessment based on location, size, condition, comparable recent sales, and current market demand. We provide you with a realistic valuation range and a recommended listing price — not an inflated figure designed to win the listing.

Our agency commission is based on a percentage of the sale price, in line with standard Kenya market rates. The exact rate depends on property type and value. We will clearly communicate all fees before listing your property — there are no hidden charges.
Sale timelines vary depending on location, property type, pricing, and market conditions. In active markets like Nairobi, well-priced properties can receive offers within weeks. The legal completion process (from offer acceptance to transfer) typically takes 60–90 days.

Renting a property managed by BKM? Here's what to expect.
Contact our sales team to express interest in a specific listing. You will be invited for a viewing, after which you can submit a rental application. Required documents typically include your national ID, proof of income, and references from previous landlords.
Report maintenance issues directly to the caretaker assigned to your property, or contact our office by phone or email. All requests are logged and tracked — you will receive confirmation of receipt and an estimated resolution timeline. Urgent issues (water, electrical, security) are prioritised for same-day or next-day response.
Rent is due on the 1st of each month. We accept payment via M-Pesa and bank transfer. Payment details and the specific paybill/account number will be provided in your tenancy agreement. You will receive a payment confirmation via SMS or email.
The standard notice period is one calendar month, submitted in writing. Your tenancy agreement will specify the exact terms. Failure to provide adequate notice may result in forfeiture of the security deposit in lieu of the notice period.
The security deposit (typically equivalent to 1–2 months' rent) is held by BKM on behalf of the landlord. It is refundable at the end of your tenancy, subject to a move-out inspection confirming that the property is in good condition. Any deductions for damage or outstanding rent will be itemised and communicated to you in writing.

Our full management service includes: tenant sourcing and vetting, lease preparation, rent collection, maintenance management, monthly financial reporting, property inspections, arrears management, and handling of tenancy terminations. We are the single point of contact between you and your tenants.
Rent is collected from tenants by the 5th of each month. After deducting our management fee and any agreed expenses (maintenance, etc.), the net amount is remitted to your account by the 10th. You receive a full financial statement with every remittance showing all income, deductions, and outstanding items.
Our management fee is a percentage of the monthly rental income collected. The exact rate depends on the size of the portfolio, property type, and the scope of services required. We provide a full fee breakdown in our management proposal — no hidden costs, no surprises.
We have a structured arrears management process: reminder notices are issued on the 3rd of each month, followed by formal demand letters if necessary. In cases of persistent non-payment, we initiate legal proceedings on your behalf in accordance with Kenyan tenancy law. We keep you informed at every stage and aim to resolve arrears before they escalate.
